Comparative market analysis (CMA) and methodology-disclosed reports. Useful for sale, divorce, estate, or financing.

Buyer representation

We work for the buyer's interest. Shortlist, walk-throughs, due-diligence checklist, offer structuring, deal kill on red flags.

Lease drafting + tenant placement

Drafted leases that hold up, tenant credit and reference checks, deposit and condition reports.

Closing coordination

Through transfer of title. Survey scheduling, conveyancing liaison, handover walk-through with the buyer.

    Real budget, real must-haves, real walk-aways. We tune the search before searching.

  2. Curated shortlist

    5–10 properties that match the brief, with our notes per listing. Not the dump-everything-on-the-MLS approach.

  3. Walk-throughs + neighbourhood briefings

    We tell you what's nearby that's not on the listing — what the noise is like at 7am, where flooding happens, where the next development is going.

  4. Negotiation + offer drafting

    Price + terms (financing contingencies, closing date, included fixtures). We write the offer, you sign.

  5. Closing through transfer

    Survey, conveyancing, final walk-through, handover. We're there until the keys change hands.
